We draw the plans your council and your builder need, for a fixed price agreed up front. We visit the property, survey it properly and talk the project through with you before anything is drawn.
What it costs
Fixed prices for a typical terraced, semi-detached or detached house. Anything bigger or unusual is priced individually, still fixed before we start.
Council fees are separate and paid by you, directly to them. We never mark them up, and what you pay depends on which route your project takes. If it is permitted development there is no application fee at all. Prior approval for a larger rear extension is £249. A Lawful Development Certificate is £274. A full householder application is £548. Building control set their own charge on top. We will tell you which applies to your project before you commit to anything.

Common questions
Do I actually need planning permission?
Often not. Most single-storey rear extensions fall under permitted development, so no planning application, though you still need building regulations approval. Send us your address and we'll check your property. That check is free.
Do you visit the property?
Yes. We come out, carry out a full measured survey and go through the project with you on site. It is much easier to spot the constraints and the opportunities standing in the room than it is from a description, and it means the drawings are built on our own measurements.
£500 sounds keen. What's the catch?
There isn't one. It's £500 because we keep the practice lean and do this work day in, day out, not because anything is left out. You get a full drawing set including the site visit and survey, checked and approved by a Chartered Civil Engineer.
Are you really a Chartered Engineer?
Yes. In the UK it's unlawful to call yourself a Chartered Engineer if you're not registered, because it's a protected title. Our team produce the drawings and the Chartered Civil Engineer checks and approves everything that goes out.
Can my builder build from these?
That's the point of the building regs package. Insulation build-ups, foundation sizes, steel sections, joist and rafter spans. Enough for a builder to price it accurately and build it without ringing you every morning.
Do you work outside London?
Yes, anywhere in England. We deal with any local authority, and have worked with councils from Cornwall to Northumberland.
